PRC homes and repairs
PRC (Prefabricated Reinforced Concrete) homes are a type of non-traditional housing, meaning that they don't use the conventional brick or timber-frame construction methods. Instead, they use a steel frame, wrapped in concrete to create a structure that's easy to erect and cheap to build.
They started becoming popular in the 1950's and were used as a cheap form of construction for council housing. This continued until the 1980's when the PRC council houses started to be sold on the private market and some critical structural flaws were found by independent assessors, which resulted in the Housing Defects Act of 1984. This Act stated that most PRC housing was now listed as defective housing. The reasons for this was that over time the concrete would degrade (by carbonisation, bacterial corrosion, calcium leaching etc) and water could seep into the steel frame, causing it to rust and lose structural rigidity.
Most banks and loan companies will refuse to mortgage a PRC home, unless it has undergone the approved repair scheme and has a valid PRC Certificate to acknowledge that the home is safe and secure. Fortunately, PRC Repairs are classed as housing efficiency upgrades and only incur 5% tax, as opposed to most other types of building work that have 20% tax.
